Very Good

Staff were helpful and friendly. Room was clean and comfortable. The location was within walking distance of restaurants and places of interest.

Air con leaking so room felt slightly damp. At times I found the hotel a bit noisy.

Nice hotel if you want to be in that area of oldtown

The room was clean, comfy and good VFM. Really enjoyed sharing some cold beers with my brother in the shaded courtyard area downstairs - felt very colonial in many ways with extra tall doors leading into the cool of the common areas.

That area of Chiang Mai was pretty disappointing. We walked for ages trying to find quaint walking streets with cafes and bars but they were like hens' teeth. I far preferred staying close to the South Gate of oldtown.

Excellent hotel worth the price!

Beautiful and clean hotel, in a great location. I wished I had planned to stay there longer. I fell in love with my room and the outdoor tub and shower! Well worth the price! The pool was nice and the free breakfast was perfect. 10/10 would go back....

Try the omelette

The omelettes for breakfast were great! Even though we had no view (wall right in front of the window), it was bright and te room was well decorated and spacious. Sliding doors to the bathroom. Tip: don't go for the cheapest, but the second options. From what I've heard, it's worth spending a little more :)

Not a 10/10, because I spent about 60 Dollars per night (ok, it was over New Year), which is rather expensive for Thailand in my opinion. But absolutely worth it.

Booked 4 rooms, mix up by staff & rooms allocated incorrectly. Waived additional charge for late check out however this was not really good enough.

This is our second time staying at this hotel. The staff are super friendly and professional. The location for us is perfect

Last time we stayed the bed was the best bed I’d ever slept in, this time (a different room) the bed was squeaky and the matress soft and wobbly. The pillows were also not as luxurious as last time. The fridge and aircon are very noisy.

We will definitely be back!

This hotel absolutely exceeded our expectations. For a budget hotel, you get way more than expected, from free coffee and snacks, very friendly staff, a lovely homely feel ... very difficult to think of anything to complain about at all!!

It's difficult to think of anything to complain about. We booked a double bed and ended up with two singles, but that is a VERY minor inconvenience, and was made up for by all the other excellent aspects of our stay.

excellent stay

its Boutique hotel and it should be sold as it is. Chiang Mai I see it as a cultural city with lots of temples. And the two most important temples are literally 5 mins walk and the other perhaps 10 mins walk. good food areas as well. I stayed for two nights and I did not move out from the Old Town. there is so much to see accept for a red taxi cab to visit Doi sutep. Breakfast included is a surprise. Very good breakfast

Great location within walking distance of the gates in old town. Very nice, and clean room and bathroom. Excellent breakfast with a great range. Nice welcome with drink and free water and tea and coffee facilities.

Good

Very comfy hotel in a good location. Breakfast is available as an extra if you want it.

The pool is much smaller than it seems in the photos and there is very little room to sit around it. It didnt worry us as we were out all day. The room description mentioned a balcony, but in effect this is just a partitioned off area from the bedroom with a small window, not an outside space.

Very friendly helpful staff, comfortable beds and room. Cleaned daily with fresh water bottles in fridge, nice little pool and great location in Old City!

Room was a little small. No real place to put suitcases so we used both sitting areas and just sat on the beds

Fantastic location, great breakfast, rooms are great. I’ve stayed here several times for a couple of nights on route to other places. For a little more luxury the adjoining sister hotel 99 The Heritage is exceptional value.

A great hotel, near many awesome things to do with wonderful staff -- stay here!

Staff was extremely helpful and went above and beyond to ensure my comfort. I was even invited to have my bags watched while I waited for my ride after I had checked out.

We had a very pleasant stay in this boutique hotel. Quaint, cozy, comfortable.

The rooms, bathrooms, common areas were all clean and well kept. The staff was friendly and accommodating. We rented scooters for the week and there was parking for them right out front.

The mattress was not very good... could hear the springs and lumpy. Other than that everything was good!

Lovely staff, great location, beautiful hotel.

Excellent location in the center of old town. Friendly staff, very helpful and accommodating. Breakfast was amazing!! Would definitely stay here again.

The sun doesn’t hit the pool until late afternoon. Beds not that comfortable.
